Which area does your office service for property management?
We currently service all of Orange County and certain parts of Los Angeles.
What are your fees?
Our monthly property management fee starts at 5% of the gross monthly rental income. However, we do offer special discounts. Contact us today, to see if you qualify for our special rate.
I currently own multiple rental properties. Are there any discounts if you manage more than one of our units?
Absolutely. If you have multiple units you’d like for us to manage, we do offer a special discount.
My tenant just moved out, does your office handle getting my property ready for the next tenant?
Yes. We can work with your own vendors (contractor, carpet cleaners, painters, etc..) and coordinate for the home to be rent ready or have us handle the hire ourselves. Whichever you prefer.
Who takes care of collecting the rent and calls for repair?
Our office handles everything from collecting the monthly rent, to coordinating the any and all repairs. We document everything and provide a statement each month showing income and expenses, along with a copy of the invoice and/or receipts from the vendors for the repair(s).
How much do you charge to place a tenant in my property?
We charge 5% of the gross yearly rental income, which is split 50/50 with the tenant’s real estate agent, whomever that may be. Our lease up fee is collected only when the tenant provides the total move in deposit.
Are there any upfront fees collected from your office?
We do NOT collect any upfront fee’s. Our fee’s are only collected when the service has been completed.
Do you collect any management fee when the property is vacant?
During the period your property is vacant, we do NOT collect any management fee’s. This gives us incentive to get your property rent ready and leased as soon as possible. We only make money when you do!
If I have to evict my tenant, can you help?
If our office is managing the property, we will handle the entire eviction process. We will also appear infront of the judge (if necessary) on your behalf.
Who pre-screens the tenants?
We take care of everything. From pre-screening the tenants prior to showing your property, to gathering all of the supporting documents, running credit and background checks.
Do you charge a renewal fee?
If your tenant would like to renew for another year or so, we do NOT charge a renewal fee. Our office will draw up the renewal agreement at no extra cost.
Do I have to pay a lease up fee each time a tenant moves out?
Unfortunately the answer is yes. This is fairly standard in the industry. It takes a lot of time to prep and get a property on the market.

How long is the contract with your office?
We’re not a fan of long term contracts. That’s why you’re able to cancel anytime, with a 30 day notice, without having to pay any cancellation fee. We want to make sure you are 100% satisfied with our service.
Who pays the vendor for the repairs?
Doesn’t matter if its a plumber, handyman or the gardener, we’ll make sure all the vendors are paid on time from our office. We deduct all repairs from the monthly rental income and will reflect on the statements we issue out every month.
What type of rental properties do you manage?
We specialize in single family, multi family, condos and apartment buildings.
When should I expect my monhtly check or deposit?
We typically mail checks or direct deposits on or after the 10th of each month but no later than the 15th for that month. It’s best to expect your check/deposit and statement by the 15th.
How much security deposit do you charge the tenant?
We always get at least one month’s rent for deposit. If you allow for pets in your property, we will require an additional “pet deposit” from the tenants which range between $350-$500 on top of the one month’s deposit.
What if I want to use my own vendors?
We’re more than happy to use your preferred vendor (gardener,plumber, handyman, painter, etc..), however they must go through an interview process with our office. It is important for us to work with vendors that understand how important service is, along with being efficient and professional to all parties.
Are you licensed to do Property Management?
All of our in-house real estate team is licensed by the state of California.
How would you market my property to get the most exposure?
Other companies will generally take pictures of the property with their camera phone. Not us! All of our pictures are taken with a professional DSLR camera and touched up aftwards on the computer. The pictures, along with the description are key factors to driving as much attention to the page as possible. We then will list your home on all the major rental websites across the board to drive as much traffic to your page. Including the MLS (Multiple Listing Service). We also have a database of tenants we can reach out to if we feel your property will be a good fit for them.

Great! We can get you going right away. We will start by obtaining some information about you and your property. After, we would schedule a time to do a quick walk-through of the property, to make sure the rental amount we had quoted will be accurate, along with checking for any signs of safety issues or repairs that may be needed to have the home rent ready.
